The leak really didn’t look that bad, just a small drip coming in around the middle window.
Sadly, as is often the case, by the time you see it the damage is done.
Removing the fascia revealed just how bad things were. Root cause, failed sealant on the middle window rail.
Repair is still in progress.
It looked okay from inside but pulling back the rubber, there was definitely rot in progress.
Front windows out, ready to start pulling the rubbers.
The seal around the rubbers was compromised, and that rail wasn't far behind.
The middle rail was loose across the top edge, protruding by about 3mm.
With the rail off, the dirt shows how little of the sealant was still holding onto the rail and how many of the mounting holes were exposed.
With the fascia off, the damage to the middle opening is pretty plain to see. Sadly it extended into the side openings too forcing those to be replaced too.
Openings and bulkhead pulled out. As is often the case, the damp ends up badly damaging the bulkhead in the process.
New bulkhead and side window openings being test fitted.
All three openings installed along with the new wallboard and insulation.
From inside, still waiting on the trim to cover the edge of the new bulkhead.
Reinstalling the front fascia is always the hump that gets the job looking closer to completion.
